Buyers advocate is another term for ‘buyers agent.’ This term is sometimes used by buyers agents because they ‘advocate’ on your behalf.
A buyer’s agent is a real estate professional who works exclusively on behalf of the buyer in a real estate transaction.
Their role is to advocate for the buyer’s best interests throughout the home buying process. For a full buying service this includes assisting the buyer in finding suitable properties, scheduling and attending property viewings, providing market analysis to help buyers make informed decisions, negotiating purchase offers, and guiding the buyer through the process until settlement.
Buyer’s agents use their expertise to ensure that buyers secure the best possible deal and that their interests are protected every step of the way.
A buyers agent may offer various types of service levels depending on the circumstances and requirements of the buyer.
Experience: You want to work with an independent buyers agent who has experience in sourcing and negotiating property, a buyers agent who has ideally operated in various real estate cycles and fluctuating markets. Credentials: A buyers agent should be fully qualified, licenced, insured and ideally be accredited with the Real Estate Buyers Agents Association of Australia (REBAA). In order to become a REBAA member, agents must go through a stringent process and ensure they adhere to a strict code of conduct.
Contacts: A good buyers agent will have a wide network of selling agents to access properties off market and earlier than the general public. They should also be able to connect you with relevant and complimentary professions.
About The Process
Purchasing a property with Spring Buyers Agency usually takes on average between 30 and 60 days for most buyers, dependent upon market conditions and stock available at the time.
For a unique purchase it may even take longer but we believe it’s not about how long it takes, but about finding the right property for our clients.
We are there to support our clients through the full buying journey including search, locate, evaluate, conduct due diligence, negotiate, exchange, and ultimately settle on your new property. Once we have been engaged, fees will be payable upon unconditional exchange of your property.
In the unusual circumstance that you locate a property we haven’t yet identified, simply let us know so we can evaluate that property for you.
There is much more to successfully purchasing a suitable property than simply locating it, we are here to work with you as a team to support that process.
If you’re situation were to change we would be happy to place your search on hold for a reasonable amount of time, your engagement fee would remain valid so you can resume your search when you are ready.
We choose to engage with our clients using the Real Estate Institute of NSW (REINSW) Agency Agreement as this agreement sets the industry standard and is the most widely-recognised agreement available.
