Our service is focused around key metrics to achieve short and long term property investment goals, as well as other key considerations.
Here’s what to expect from our property investment service.
01. Briefing session
This is where we get to know you and gain a thorough understanding of your property goals, both short and long term, your preferences, budget and specific requirements for your investment property.
02. Property Search
We actively search for properties that match your criteria, reaching out to our network to identify all potential opportunities both on and off the market.
03. Property Inspections
We inspect each property that is considered for purchase to ensure it meets your brief. We will then arrange viewings at your convenience, accompanying you to provide insights and information about the property.
04. Due Diligence
Once we identify a suitable opportunity we conduct in-depth research and provide comprehensive reporting which includes market data, demographic and suburb analysis, comparable sales and rental data. We research the history of the property and look for any red flags to ensure it is a good buying opportunity.
05. Negotiate
We are skilled negotiators and will work on your behalf during price negotiations, helping you secure the best possible deal and terms to suit your needs. We ensure you do not overpay and that your investment property delivers your desired outcomes.
06. Coordinate & Manage Contract
We recommend, co-ordinate and attend building, pest, pool and any other appropriate inspections with accredited professionals. We can recommend trusted conveyancers or solicitors if you do not have your own representation, and we assist in managing the contract review and exchange process, actively liaising with all stakeholders from end to end.
07. Settlement
We co-ordinate and attend the pre-settlement inspection and ensure handover is streamlined and efficient. Working alongside our team at Spring Property Management we will ensure your new investment property is tenant ready!
First impressions count! At Spring Property Management we ensure your property is presented at its best, advertising across multiple channels, minimising vacancy periods and ensuring the most suitable tenant is found as quickly as possible.
Our Fee
Our fees are competitive and commensurate with our experience and longevity in the industry at 1.8% + GST. Our fee is based upon the purchase price of the property and is payable in two parts.
- An engagement fee of $3,900 + GST is paid upon commencement, this fee is non-refundable.
- The remainder of the total fee is only payable once a property is purchased and contracts are unconditionally exchanged. If you do not purchase a property, you do not pay any additional fees.
As a property investor this fee may be a tax deduction, we recommend discussing this with your accountant or financial advisor.
