After an extensive search and numerous property inspections, you may have identified a property, or 2-3 considerations, that stand out as potential options. At this critical juncture, our expertise and professional network can give you a distinct advantage. We will help you navigate the complexities of the process, uncover the true story behind each property and ensure that your investment is sound, minimising risks while protecting you from overpaying or being forced into unfavourable terms.
01. Initial Consultation
Our service begins with a briefing session where we take the time to understand your specific goals, budget and requirements. This ensures that we are aligned on your objectives and that the properties you ask us to evaluate are the right fit for your needs.
02. Property Inspections
As part of our comprehensive due diligence, we will personally inspect each property you are considering. During these inspections, we also engage with the selling agent to gather critical insights, such as the vendor’s motivation, price expectations and the current status of the sale process. We’ll also inquire about any other interested buyers or offers, providing you with the most up-to-date and relevant information to inform your decision-making.
03. Due Diligence
We conduct thorough research to ensure that the property is a sound investment. This includes detailed market analysis, demographic and suburb data, as well as a review of comparable sales to assess the property’s true market value. We also investigate the property’s history to identify any potential issues or "red flags" that could affect its value or your decision to proceed.
04. Negotiate
After working with you to develop a tailored pricing strategy, we use our negotiation expertise to advocate on your behalf. Our goal is to secure the best possible deal, ensuring that you do not overpay or commit to unfavourable terms due to emotional pressure. Our approach is strategic and objective, with the aim of achieving the most favourable outcome for you. Our Evaluate and Negotiate Service includes both private treaty and auction attendance, depending on the selling campaign.
05. Contract Coordination & Management
We assist in coordinating and managing the necessary inspections for building, pest, pool and other relevant checks, using only accredited professionals. If needed, we can recommend trusted conveyancers or solicitors to represent you in the process. We also oversee the contract review and exchange, ensuring seamless communication with all stakeholders from start to finish.
06. Spring Concierge Service
To make your transition as smooth as possible, we offer Spring Concierge Service to assist with moving-related tasks. This can include utility connections, recommending reliable removalists and providing referrals to other trusted professionals, such as cleaners, maintenance contractors and tradespeople. Our goal is to ensure that moving into your new home is as stress-free and enjoyable as possible.
07. Settlement Support
As settlement approaches, we coordinate and attend the pre-settlement inspection to ensure that your new home is in the agreed-upon condition. We understand that moving can be a busy and stressful time and we’re here to make sure that the settlement process is as efficient and seamless as possible.

Our Fee
Our fees are designed to reflect our extensive industry experience and commitment to delivering exceptional service. We charge a fee of 0.91% + GST of the property purchase price for up to 3 properties.
Payment Structure:
- Engagement Fee: A non-refundable engagement fee of $3,900 + GST is due upon commencement of the service.
- Balance of Fee: The remaining fee is payable only once a property is successfully purchased and contracts are unconditionally exchanged. If no property is purchased, no further fees will be due.
The minimum fee for the Evaluate & Negotiate Service is $5,000 + GST. Should you wish to upgrade to our Full Buying Service, the upgrade can be made without an additional engagement fee.
