Navigating the auction process can be a daunting experience, especially for those unfamiliar with the fast-paced environment, high-pressure atmosphere and intricate rules that govern property auctions. The combination of rapid bidding, potential pressure from agents and the emotional intensity can be overwhelming. Furthermore, understanding the complexities of auction procedures and conditions is often a challenge. While many individuals may only participate in an auction once or twice in their lifetime, we specialise in this field. With extensive experience and a strategic approach, we are adept at managing the preparation, timing, logistics and tactics required for successful auction bidding.
01. Initial Consultation
Our process begins with a thorough briefing session to understand your property purchasing goals. During this session, we’ll explore your perspective on the property, your research to date and any competition you have been made aware of. We will also review the due diligence you’ve conducted and discuss your reasons for choosing this particular property. This collaborative discussion allows us to align our approach and establish clear parameters for preparing your bid.
02. Research & Preparation
Prior to auction day, we will conduct high-level research on the property’s history, ownership and any obvious potential issues or concerns. We will also engage with the selling agent to gather critical insights, such as the vendor’s motivation, price expectations and the current status of the campaign - this includes information on other interested parties, registered bidders and any pre-auction offers. With this knowledge, we will develop a customised strategy and provide you with tailored advice to help you approach the auction with confidence.
03. Pricing Strategy
Based on our understanding of the property, the local market conditions and your own evaluations, we will work with you to establish a clear pricing strategy. Our goal is to ensure that you never overpay for a property, maintain confidence throughout the process and avoid succumbing to emotional pressure during bidding. We will ensure you are well-prepared and comfortable with your bidding limits and strategy.
04. Property Inspections
If feasible, we will conduct a physical inspection of the property ahead of the auction, allowing us to assess its condition and further inform our strategy. If timing or access does not permit an inspection before auction day, we will inspect the property on the day of the auction.
05. Auction Day Representation
On the day of the auction, we will be there in person to represent your interests and bid on your behalf. Should the property pass in, we will remain present to negotiate directly with the selling agent post auction, to secure the best possible outcome. We will also handle all necessary paperwork with the auctioneer and agent to ensure a smooth and successful transaction under auction conditions. In the rare case of an online or timed auction, we are highly experienced in managing virtual bidding platforms and will engage on your behalf, providing you with full transparency throughout the process.

Our Fee
Our fees are competitive and reflective of our extensive experience in the industry. We charge a fixed fee of $1,000 + GST per auction attendance, which is payable upfront and non-refundable.
