Formalities
Agency Agreement & Engagement Fee
You will shortly receive an email requesting the detail we need to prepare our Agency Agreement. We utilise the Real Estate Institute of New South Wales (REINSW) Exclusive Buyer’s Agency Agreement which set the industry standard and are the most widely recognised agreements and forms available. The Agency Agreement will be sent to you via DocuSign for your electronic signature so keep an eye on your email!
An invoice for the payment of Engagement Fee will also be emailed to you soon.
Communication
We believe communication is the ‘magic sauce’ that creates long and successful relationships!
We pride ourselves on making sure you always know what’s going on without feeling the stress and anxiety that often comes with purchasing a property….we are here to remove this from your buying journey.
This will be our main form of communication moving forward. We will create a private WhatsApp chat group and invite you to join. This will ensure all parties receive important correspondence, property links, walk through videos and our commentary on properties of interest.
Phone Calls
It is important during our search to stay connected, so expect to hear from us at least once a week for updates. For any urgent or time sensitive matters we will always call and send a message if we are unable to connect.
Weekly Property Report
You will receive a weekly property report summarising any property we have considered and analysed in accordance with your brief, this report will also include our comments and recommendations.
Our Working Hours
As buyer’s agent we understand that unpredictable hours, weekend work and late finishes come with the territory!
When we are negotiating the purchase of a property, we will be available at all times, 7 days per week.
It is important however for our team to take time to relax and spend quality time with family and friends. Unless there is an urgent requirement we will not be available on Sundays.
The Brief
Setting the foundation is vital to our success in finding you the perfect home or investment property. This starts with a briefing session for our home buyers or a strategy session if you are an investor. This session will be conducted via zoom for your convenience and will take around 30-40 minutes.
You may be surprised by the depth of our questions but this is where we get to know you. It is not just about fulfilling your wish list, it is a chance for us to understand your personality, how you live and what is important to you. We also like to understand your future plans to ensure we view properties with your present and future needs in mind.
If you are a property investor your session will focus on finances, goals for the investment, risk profile, cash flow, property management and strategy.
The Search
During the search phase we utilise many different strategies to uncover the right property for you both on and off the market.
Having been in the industry for over five decades we rely heavily on our network of agents who give us first access to properties they think might suit our client’s needs. Selling agents love working with us because of the ease and efficiency we bring to the transaction.
We will analyse many properties for you during the search phase but usually only the top 10% of properties make it to the inspection list. On your weekly report we may include properties we have analysed and inspected but for some reason don’t meet your brief.
You may only personally view between 1-10 properties before committing to ‘the one’.
Once we find a property that meets your brief we move really fast. You are invited to inspect the property with us where we highlight the positives and the compromises of the home.
If you feel the home is a great fit for you then our team move quickly to complete the pre-purchase due diligence phase. This will include, but not be limited to, property and suburb reports, council checks, flood, bush fire, sewer line and zone checks, pool compliance and comparable sales in the area.
Our due diligence process lays the foundation for us to then advise you on the value of the property and recommend a purchase strategy.
The Negotiation
The negotiation phase will vary depending on many different factors including the selling agent’s method of sale, the vendor’s situation, other buyer competition plus many other variables and moving parts.
But be assured we’ve got you.
We will manage all aspects of this critical phase but you will always remain the decision maker, you will be kept fully informed every step of the way. We will work tirelessly to secure your dream home or investment property for the best possible price.
The Cooling-Off Period?
Many properties in our region are purchased with a 5 day cooling-off period, this is when the pest and building inspection is carried out, contract is reviewed by your solicitor/conveyancer and formal finance approval is obtained.
At Spring we value our professional partnerships and understand how important it is to be surrounded by an experienced and trusted team.
Your team will include pest and building inspectors, conveyancers, mortgage brokers and any other professionals required to ensure you are purchasing a quality property with no surprises.
We will manage and co-ordinate the entire due diligence process and are happy to recommend our trusted professionals if you don’t have your own team.
Post Purchase
Buying a home doesn’t end once the contract is signed and nor does our support.
We will be there to support you the entire time. Our concierge will be in contact with you between exchange and settlement, and will arrange and conduct the pre-settlement inspection. We can assist with key collection on the day of settlement, we understand how time consuming and stressful moving can be!
