My client called me a "Real Estate Therapist”
and it made me smile!
When one of my clients recently called me her "real estate therapist," I had to smile. At first, the term seemed amusing, but the more I thought about it, and the types of conversations I had been having with my clients recently, the more it resonated.
Buying property is one of the most significant and emotionally charged decisions many people make. As a buyer’s agent, my role often extends beyond research, negotiation, and strategy—I become a calming presence, a voice of reason, and, yes, a bit of a therapist.
FOMO, Doubt, and That “What If” Spiral
Let’s face it: buying property is not just about ticking boxes on a wish list. It’s a whirlwind of emotions. There’s the fear of missing out (FOMO)—what if you don’t act fast enough and someone else snatches your dream home? Then there’s the nagging doubt—how can you be sure this property is “the one”? And let’s not forget the “what if” spiral—what if a better property pops up tomorrow? Or what if you pay too much?
It’s no wonder many buyers feel overwhelmed. My role is to bring clarity and balance. I remind my clients that while emotions are valid, they can’t lead the decision-making process. A property purchase needs a mix of heart and head.
Managing Selling Agents and Reading Between the Lines
One of the trickiest aspects for many buyers is dealing with selling agents. Not only does it become a full-time job to manage phone calls and agent follow ups, but how do you decipher if the agent is being completely transparent or omitting important information? Is the price guide realistic, or is it just the seller’s overpriced expectation? Is the property as good as it seems, or are there hidden issues you may be missing?
Over the years, I’ve built a strong network of trustworthy agents and a sixth sense for those who might be ‘adding a little gravy”. I know how to value property and can easily identify the more, shall we say, “optimistic” agents! I help my clients navigate this maze by providing objective advice and filtering out the noise, ensuring they focus only on what truly matters.
Understanding Property Value and Knowing When to Walk Away
Determining a property’s worth is both a learned art and a science. Comparable sales data, market trends, and the property’s unique features and location all play a role. But emotional value – that’s where buyers often stumble. What feels like a perfect home can lead to overpaying if you’re not careful. My job is to help my clients hold firm on price when the numbers don’t stack up and recognise when it’s time to walk away.
Walking away isn’t failure—it’s strategy. Whether it’s because the price exceeds the property’s value or the competition becomes unreasonable, I guide my clients through those tough decisions with confidence and without the fear or missing out.
"So, yes, call me a real estate therapist. I actually wear the title with pride, it’s been hard earned!"
Navigating the “Due Diligence” Rollercoaster
Due diligence sounds straightforward, but it’s anything but. Pest reports, building inspections, and strata reviews can turn up everything from minor issues to dealbreakers. Not every little thing that shows up on an inspection report is something critical, but it takes experience and expertise to know when a problem is negotiable or when it’s time to obtaining further professional advice or consider walking away. I help clients assess these situations calmly, ensuring they make informed decisions without any unnecessary stress.
The Calm in the Chaos
Buying a property involves so many moving parts: inspections, negotiations, market conditions, buyer competition, vendor expectations and personal situations, contract reviews, and deadlines. It’s easy to get overwhelmed, especially when emotions run high. This is where having a buyer’s agent—your “real estate therapist”—makes all the difference. I stay at arm’s length from the emotion, allowing me to provide clear, objective advice while listening to and validating my clients’ concerns. I help them decide when to take the leap and when to hold back.
Why I Love Being a Real Estate Therapist
There’s something incredibly rewarding about helping people navigate the emotional rollercoaster of property buying. I get to witness my clients’ dreams come to life while offering a steady hand during the more turbulent moments. I enjoy being the calming voice, the strategic thinker, and the cheerleader all rolled into one.
So, yes, call me a real estate therapist. I actually wear the title with pride, it’s been hard earned! Because at the end of the day, there’s nothing better than helping someone not just buy a house, but find their home—and enjoy the process every step of the way. And if we can have a laugh along the way? Even better. After all, therapy and real estate could both use a little more humour!
