Price Guides and “Lowball Offers”: Why Buyers Keep Missing Out
Price guides confuse buyers and lead to offers that get dismissed. Learn how guides work, how to position offers, and how to negotiate without overpaying.
If you’ve missed out a few times, this might be why
We hear this from buyers all the time:
“I keep missing out… I think I might be offering too low.”
This is a common mistake and it’s usually a price guide misunderstanding or a lack of negotiation skill.
When buyers misread the guide, they can spend months making offers that were never going to land… then wonder why nothing works.
Why lowballing can quietly ruin your chances
Buyers often think a low starting offer is “just negotiation.”
But here’s what can happen in real life:
- the selling agent decides you’re not serious
- the seller feels insulted or like you’re wasting their time
- the conversation shuts down before it even starts
Then you’re not negotiating….you’re just out.
What price guides often really mean
Guides are not always a promise. Sometimes they’re used to:
- create an enquiry range
- attract buyers who are searching within that price range
- position a campaign
A classic and common mistake is when your maximum budget is the very bottom of the guide and you’re treating that low end like the target. In many cases, the property is unlikely to sell at the lowest number, especially when demand is strong.
The smarter alternative: credible offers and better positioning
The goal is not to “pay more.” The goal is to avoid the dead zone which is the offer range that achieves nothing.
A strong offer strategy looks like:
- the guide + demand level + buyer behaviour
- comparable sales (true apples with apples)
- terms that strengthen your position (where appropriate)
- timing (when to move, when to hold)
- and presenting the offer in a way that keeps you in the conversation
Sometimes the win is the number.
Sometimes the win is the terms.
Sometimes the win is simply being the buyer who can execute quickly and cleanly.
The emotional cost buyers don’t expect
This is the part people don’t talk about enough:
Months of missed properties creates decision fatigue. You start doubting your judgment. You feel pressured to compromise. You end up either:
- overpaying out of frustration, or
- freezing and missing another good property, or
- buying the wrong property just to “get it done”
The right guidance can stop that spiral early.
