Buyers Agents - Experience Versus Expertise
In August 2025, the ABC News reported on a Sydney couple who entrusted their hard-earned savings and their faith to a buyer’s agent who promised expertise. Instead, they were blindsided.
After purchasing an investment property in regional NSW, based solely on a video walkthrough, they were told the property was tenant ready. Instead, they were hit with unexpected repair bills exceeding $15,000 and months of lost rental income. Appliances malfunctioned, ceiling fans were damaged, switches were missing, pipes broken, and the backyard was strewn with refuse, all problems the agent had failed to identify or disclose. Rather than stand behind the advice, this agent offered a ‘fee refund’ under a strict confidentiality clause.
The worst part is the buyer’s agent had NEVER even inspected the property!
Sadly, this isn’t a rare case. The Real Estate Buyers Agents Association of Australia (REBAA) has warned that poorly prepared, newly-licensed agents are entering the market in increasing numbers, putting their clients at real financial risk.
This is why our co-director Linda Johnson, is the REBAA NSW State Representative and the REINSW Buyers’s Agent Chapter Representative, so we can play an active role in changing legislation to protect buyers moving forward.
Why Expertise Alone Isn’t Enough
When you’re making one of the biggest investments of your life, buying a home or investment property, the person you trust to guide you matters. You’ll often hear two words: experience and expertise.
Some newer agents suggest that expertise alone is most important and it’s how you ‘play the game’ that matters. At Spring Buyers Agency, we respectfully disagree. We believe the strongest representation comes when you have both experience and expertise on your side.
As experienced Central Coast buyer’s agents with over 50 years of combined property experience, our team has seen the good, the bad, and everything in between. That depth of knowledge is what gives our clients confidence that their purchase is in safe hands.
Experience Plus Professional Development = True Expertise
In NSW, many new buyer’s agents are entering the industry with limited or no hands-on experience. Some complete a short course, gain a license in another state, and begin representing buyers, all while learning on the job with other people’s money. While enthusiasm is admirable, it doesn’t replace the depth of knowledge that comes from years of practice.
Buying property is not a theoretical exercise, it’s a complex, high-stakes process. Inexperienced agents can unintentionally put clients at risk by overlooking crucial details in contracts, failing to understand negotiation dynamics, or even misinterpreting legislation. Unfortunately, this can mean clients are left vulnerable, learning the hard way at their own expense.
This is why, when choosing a buyer’s agent in NSW, it’s important to look beyond the license and ask: how much real experience do they really have?
Spring Buyers Agency – Why Choose Us?
At Spring Buyers Agency, we don’t just rely on experience, we build upon it. Our 50 years in the industry are matched with continuous professional development, training, and learning. Real estate markets change, laws evolve, and buyer needs shift, we make it our responsibility to stay ahead.
This combination is what creates true expertise:
- Experience: decades of practical, hands-on work in the property market as both selling agents, buyers agents and almost every corner of the real estate industry
- Knowledge: continuous study of legislation, market trends, and professional best practices.
Reflection and Growth: learning from every deal, refining our strategies, and never settling for “good enough.”
Why This Matters for Buyers
When you’re buying property, you deserve a representative who brings both lived experience and honed expertise. You deserve someone who knows the law, understands the market, and has the negotiation track record to protect your investment.
When choosing a buyer’s agent, don’t settle for one without the other. Experience without growth can become outdated; expertise without experience can be untested.
The safest hands are those that bring both!
